Portfolio Building

3 Bed End Terrace

This property was purchased by one of our newest investors. He wanted to maximise his investment budget, so we put a plan together that included using a strategy where we buy properties at discount, carry out a refurb, then get the property rented out and finally refinance the property at its new market value and rip out all of the equity in the house. This allows us to use the money we ripped out from the property, to go and purchase another.  All in the refurb took our team 6 weeks to carry out, and once the refurb was completed, we had a tenant in place within 1 day of it being on the market.

Purchase Price: £82,000

Current Market Value: £95,000

Total refurbishment costs plus fees: £16,000

New Market Value: £120,000

Rent: £750 p/m

Fixed-Return Development

6x 4 Bed Houses, Lossie Farm

This development project is a strategic planning gain site, when completed will consist of 6, 4-bed properties. The developer has contacted REDEV Capital as they required some funds in order to take the site through the planning process. 

To purchase the site and to take the site through the planning application will come in at £350,000 Total Investment Required

In return, they are offering a 15% Return On Investment

Once planning has been obtained they will sell on to a house builder and exit from the site.
This will all be achieved within 9 months.

(For a £350,000 investment, this particular project would return £52,500 for a 9-month term.)

How it works:

First, complete your investor profile and then a member of our team will be in touch.

From there we will get a real understanding as to what it is exactly you are looking to achieve. Once we have both agreed that what you are looking to do is achievable, then we will get set out to work. We will introduce you to our team, firstly you will be introduced to our finance/mortgage advisor. They will be the ones to get you ready and in a position to start purchasing deals. We will then introduce you to our legal team, they will take care of all the legalities of purchasing our deals. Once we have your investment criteria down, we will begin to send you deals that match your investor profile. Once you see a deal you like, all you have to do is message back and say that you are interested and we will take care of the rest. We will wrap our highly experienced lettings team around you, in order to get your properties rented out at the best rate possible, with the best tenants possible. If, there is a refurb needing carried out, then we have our amazing building team that will be on hand and ready to take your property purchase to the next level and seriously maximise that End Market Value and rent.

Complete your investor profile and a dedicated member of our team will be in contact with you. We will then get to understand what your key goals and objectives are when it comes to investments. Once we have set your investment criteria, we will then send you development opportunities that are available for you to invest in, that match your investment criteria and goals. Once you see a project that you would like to invest in, all you have to do is ask for more information and we will be in contact. These investments work as a loan between you and the developers, we simply act as a broker between you both. All developers are subject to a strict due diligence process, and we only work with experienced developers with top-tier sites.
